Prices for Kiev apartments this year

When price of an apartment in Kiev will decline down to $1000 per square meter. This opinion was expressed by managing partner of Publicity Ukraine communication agency Dmitry Vasilyev's in his blog on Ubr.ua web portal.

According to Mr. Vasilyev there are fifty to one ratio of sellers and buyers of apartments in Kiev. There are 70233 running ads of Kiev apartments sales, each fifth of them is in newly constructed projects. In the course of existing prices the volume of this market offer is almost fourteen billions USD when only 1000 real sales contracts are signed per month. 85 percent of these sales in Kiev are made in economy segment of the market which as the matter of fact were announced of 1500 USD per square meter asking price.

In the eye of Mr. Vasilyev such a price of Kiev real estate' square meter today is inadequate especially taking into account economical depression. "Because of  greed of developers, greed of real estate brokers and buyers of real estate depression which bought their Kiev apartments for 3000 USD per square meter and now can not believe that adequate price is 1000 USD per meter and also because of the banks which thanks to asocial state squeeze from Ukrainians everything possible and impossible with mortgage loans"- says Mr. Vasilyev.

Dmitry Vasilyev also thinks that if real estate prices decline that would be winning not only for buyers. "If all the existing associations of developers and buyers would be able to agree about managed price decline down to 1000 per square meter and lower people would start buying more actively and trough velocity it would become bargain for developers and buyers and the state in form of taxes" - believes Mr. Vasilyev.

Beside that the expert refers to some real estate brokers which say that "price of  Kiev apartments must be from 1000 USD down to 800 USD per square meter depending on the area".

Before evaluating the above expert's opinion let us see what are the best apartments offers can be found today.  An interesting real estate market survey was made by correspondents of Weekly.ua that gives an idea of current lowest price market offers. It means as low as 750 per square meter but of course in a non finished projects.  The lowest price offer for to be finished apartments in Kiev was found by Weekly.ua in a project developed by  Mega City company that is located at 19 Kharkivske Shose Str. This huge multistory project is not finished yet but has to be, as the developer promises, by the end of the year. 

The second low priced apartments are offered in a multistory project located at Stepana Rudanskoho Str. in Syrets area. Here Megapolisstroi developer attracts potential buyers with a clean environment of the area and "elite" location as the project is developed right in the middle of Syretskyi park next to new US Embassy complex, as it was stated by an officer in the sales department even Americans could not find more clean spot in the city.
